This information will help to provide association board members and residents with real-time, decision-impacting data, such as (but not limited to) The Total Estimated Life Expectancy, the Estimated Remaining Life and the Expected Replacement Cost of HVAC, paint, paving, roofing, waterproofing, plumbing and all other maintenance related issues as per client 's requirements. The application will illustrate the:
Projected Beginning Cash Balance
Projected Earnings on Reserve Funds
Annual Reserve Funding Requirements
Projected Ending Cash Balance
Projected Cash Outflow
Etc.

The application will empower the administrator to change percentage rates (such as interest rates, inflation rates, changing industry standards, etc.) and other cash total influencing factors on a system-wide basis. The application will extrapolate costs and provide facilities assessment forecasting over a time period that will be determined by the client. The application:
Will allow for rolling forward each year to a new 5-year plan
Can escalate costs to extrapolate for a future project
Can be modified due to challengeable frequencies
Allow for new cost input modified due to a change in vendors or changes in state law requirements

Vendor Data - This application will provide a vendor database where information, specific to all approved vendors, can he stored and managed. It can be used to facilitate:

The negotiation of a category rate for HVAC and plumbing on an annual basis
The dissemination of architectural rules and request procedures
The community's detailed check-in procedure against the request
The acquisition and archiving of building permits
The accessibility of contractor licenses
